About Sembawang Shopping Centre

Sembawang Shopping Centre opened in 1986, developed by Ang Oon Hue for around S$25 million — at the time, the largest mall serving the north of Singapore. Business slipped in the early 1990s once Northpoint opened nearby, and CapitaLand Mall Trust bought the property in 2005. A refurbishment followed in 2007, with the mall reopening in December 2008 and picking up a BCA Green Mark Gold Award the following year. Ownership changed again in April 2018, when a joint venture between Lian Beng Group and Apricot Capital bought it for S$248 million.

The most recent shift is at basement level: the long-running Giant hypermarket closed in July 2024, and FairPrice Finest took over in May 2025 with what FairPrice describes as its first “blended retail concept” — supermarket, a 14-stall Kopitiam food hall, a Unity pharmacy, and a cocktail bar themed around Sembawang’s shipyard and plantation history, all at #B1-25.

The building itself is four storeys plus a basement, with about 197,700 sq ft of total floor area and roughly 134,500 sq ft of retail space. Alongside FairPrice Finest, tenants include Daiso, Popular Bookstore, Cotton On, Valu$, MR DIY, Yamaha, and Courts. On the family-amenities side there’s a playground on level 3 (closed for upgrading at time of writing), a nursing room in the basement, diaper-changing facilities on level 3, and free wheelchair loans from the level 2 concierge. One thing worth knowing: the NLB library serving this part of Sembawang is actually at Sun Plaza, not here.

Getting to Sembawang Shopping Centre: MRT & parking

By MRT: The nearest station is Sembawang (NS11) on the North-South Line — but it’s a genuine 14-minute walk (about 1.2km) from Exit A, not a quick hop. Because of that distance, the mall runs its own free shuttle bus connecting to Sembawang, Yishun, Woodlands, and Canberra — worth checking the schedule if you’re coming by train with a young child in tow.

By bus: The stop right outside the mall is served by services 167, 856, 858/858A, 859, and 980. Sembawang Bus Interchange itself is next to the MRT station, about a 4-minute walk from there — not adjacent to the mall.

By car: The mall is accessible off the Seletar Expressway (SLE) via the Sembawang area interchanges, with car park entry via Jalan Jeruju. There are 165 car park lots on site.
