Bukit Timah Shopping Centre, at 170 Upper Bukit Timah Road, has quietly become one of the densest clusters of tuition centres in Singapore. Walk its basement and upper floors and you’ll pass Math specialists, GP tutors, phonics classrooms, and MOE-trained Physics and Chemistry teachers, often several to a floor. It isn’t flashy — the mall itself has seen better days — but for parents in the Bukit Timah and Beauty World area, it’s become the default stop after school.
We swept every listing in our database within the building and found 19 tuition centres genuinely on-site — not counting the separate cluster next door at Beauty World Centre, which is a different building with its own tenants. Here’s the full list, with what each one actually teaches.

1. Best Physics Tuition Centre
Address: 170 Upper Bukit Timah Road, Level B1 Unit 32, Bukit Timah Shopping Centre, Singapore 588179
Phone: +65 8700 9189 | Website: bestphysicstuition.com
This one’s run by Tony Chee, a former MOE JC and IP lecturer who also worked on IP curriculum design and lectured at NIE. He’s picked up two Outstanding Contribution Awards from MOE (2007 and 2013) and is an elected member of the Institute of Physics, Singapore — credentials that go a fair bit beyond typical private tutoring. Lessons follow a concept-first structure, moving from basics to harder practice questions, with heavier revision sessions as exams approach.

2. Camden Education Center
Address: 170 Upper Bukit Timah Road, #B1-27, Bukit Timah Shopping Centre, Singapore 588179
Phone: +65 9270 8080 | Website: camden.edu.sg
Camden has been around for about 20 years and covers an unusually wide span — Primary right through to Polytechnic and private candidates, across nearly every subject going. It leans on small class sizes rather than a signature methodology, and parent reviews tend to describe it as a fairly settled, familiar place rather than anything flashy.
- Primary: English, Math, Science
- Secondary: Additional Math, Biology, Chemistry, Elementary Math, English, Geography, History, Math, Physics, Science
- JC: Chemistry, General Paper, Mathematics, Physics

Phone: +65 8500 8938 | Website: everydaytuition.com
Founded by Dr. Lu, with a team that includes doctorate holders and ex-MOE teachers, Everyday Tuition covers Chinese alongside the usual Math, Science and English — useful if you need one place that handles a mother-tongue subject too. It’s positioned as one of the more affordable options in the building, with entry-level packages advertised from around $99 a month.

Address: 170 Upper Bukit Timah Road, #10-02, Bukit Timah Shopping Centre, Singapore 588179
Phone: +65 8457 7888 | Website: fa.edu.sg
Future Academy was started by two former school teachers — one from Raffles Girls’ School, the other a former Head of Department for Math at Hwa Chong Institution — and it shows in how deliberately it treats different schools’ syllabuses as genuinely different things, running school-specific IP classes rather than one generic curriculum. Classes are kept small, at roughly 1 tutor to 6 students.

Phone: +65 9787 3734 | Website: highernucleus.com.sg
Higher Nucleus caps classes at 14 students and insists on full-time teachers only — the site is explicit that none of its educators are undergraduate part-timers. It also reviews students’ actual exam and test scripts using its own framework, rather than just running generic revision, which is a more hands-on form of feedback than most tuition centres bother with. It has a second branch in Bishan and runs Zoom sessions for students who can’t make it in person.

Hyco is one of the newer arrivals in the building, registered in March 2024, running a fairly broad set of programmes across Physics, Chemistry, Math and English for secondary and JC students. Being new means there’s less of a public track record to point to yet, but it does offer a free trial class if you want to judge the teaching for yourself before committing.

Phone: +65 8889 8705 | Website: illum.education
illum.e is a language and humanities specialist rather than a general tuition chain — its Bukit Timah campus focuses on Secondary English and IP Language Arts, JC General Paper, and JC H2 Economics. It’s been ranked #1 for GP tuition and #1 for English Language tuition in Singapore by Mindflex, and picked up SME500 awards in both 2024 and 2025. Note: our records previously carried this centre under an older listing name, “Illum Education Centre (Bukit Timah Campus)” — same unit, same brand, now consolidated here under its current name.

Phone: +65 8977 3006 | Website: irwins-study.com
Irwin See studied at Oxford and LSE before teaching as an MOE JC lecturer, and has since built Irwin’s Study around English and General Paper specifically — no other subjects diluting the focus. The centre says it’s worked with over 1,000 students since 2009 and that more than 80% of its A-Level GP and O-Level English students land distinctions. This is the West branch of what’s now a three-centre operation across Singapore.

10. Jc Economics Education Centre
Address: 170 Upper Bukit Timah Road, #B2-01, Bukit Timah Shopping Centre, Singapore 588179
Phone: +65 8251 3684 | Website: jceconomics.com.sg
This is a single-subject, single-tutor operation: Dr Anthony Fok, an ex-MOE teacher and examiner, teaches Economics using what he calls an “Absorb, Accumulate, Apply” framework, leaning on real-world examples rather than abstract theory alone. The centre states more than half its students score an A each year, with 85%+ getting an A or B. Worth knowing going in that class sizes and availability are naturally limited when it’s one tutor running the show.

Phone: +65 8476 0600 | Website: knockoutmath.sg
Knockout Math specialises in O-Level and JC H2 Math and structures lessons around what it calls the “KICK” method — building knowledge from past-year exam trends, then interpreting and coaching through harder question types, with AI tools like ChatGPT positioned as a self-study supplement rather than a substitute for actual class time. Staff bring a combined 20+ years of MOE experience.

Phone: +65 9337 8235 | Website: sg.kumonglobal.com
Kumon needs little introduction at this point — it’s the same worksheet-based, self-paced method run at every Kumon franchise globally, where students work through individualised sets at their own speed rather than in a taught class. It’s a fit for parents who want a consistent, franchise-standard programme rather than a bespoke teaching style, and it covers the widest age range of any centre in this building.

Phone: +65 9796 6417 | Website: mathsmagik.com
Founded by Felicia Yap, who’s been teaching Math since 2004, Maths Magik focuses on rebuilding weak foundations rather than pushing students ahead of syllabus. Classes stay small so a tutor can actually walk through where a student’s understanding breaks down, rather than moving on regardless.

SG Math & POA is run by a team of full-time, MOE-trained tutors — former Lead and Senior Teachers, a PSC Scholar, and at least one Lee Kuan Yew Gold Medal recipient among them — teaching Math and the less commonly tutored Principles of Accounting. The emphasis is squarely on understanding concepts rather than memorising steps. It shares its unit and phone line with Wynn Education next door, run by the same group of tutors under a separate subject-specific brand.

Frequently Asked Questions
Are all these centres actually inside Bukit Timah Shopping Centre?
Yes — all 19 are within the same building at 170 Upper Bukit Timah Road. This is a distinct, separate building from Beauty World Centre next door at 144 Upper Bukit Timah Road, which has its own cluster of tuition centres and isn’t covered in this list.
Is there an MRT station right at Bukit Timah Shopping Centre?
No — the building doesn’t have a direct MRT link. The nearest station is Beauty World (Downtown Line), about a 3–4 minute walk via Exit A, or a short bus ride on services 67 or 170.
Which centre is best for Physics or Chemistry?
Best Physics Tuition Centre (run by Tony Chee, a two-time MOE Outstanding Contribution Award winner) specialises in Physics only. Mr Khemistry specialises in Chemistry only. Wynn Education and Hyco Education Centre both cover Physics and Chemistry alongside other subjects.
Which centre is best for English or General Paper?
illum.e and Irwin’s Study both specialise in English/GP rather than running it as one subject among many — illum.e also covers JC H2 Economics, while Irwin’s Study is GP and English only. Lil’ But Mighty and Learning Journey are English specialists at the Primary and Secondary level.
Is there anything suitable for preschoolers?
Kumon and Learning Journey Education Centre both run Preschool programmes (Kumon for English and Math; Learning Journey for English and phonics from age 4). Most of the other centres in this building start from Primary or Secondary level.
Do these centres offer trial classes?
It varies. Camden Education Center, Hyco Education Centre, and Indigo Education Centre offer free trials. Learning Journey, Lil’ But Mighty, and Mr Khemistry offer paid trials. Several others, including Best Physics Tuition Centre, Future Academy, Jc Economics Education Centre, Knockout Math, Maths Magik, SG Math & POA, and YOLO Learning Center, don’t currently list a trial class — worth calling ahead to ask about a placement assessment instead.
About Bukit Timah Shopping Centre
The building dates back to 1978. Loong & Wing Holdings first announced plans for it in April 1975, on a 0.8-hectare site at the junction of Upper Bukit Timah Road and Jalan Anak Bukit — an eight-storey retail podium topped by a 14-storey residential tower. In its first years it had an 868-seat cinema, the Gala Theatre, run jointly with Cathay Organisation, plus a department store, banks, a hawker centre, and a Cold Storage supermarket across 320 retail units. The façade was painted in blocks of pink, blue and yellow to mark out the different sections — unusual enough at the time that it’s still mentioned in write-ups of the building today.
The mall’s retail heyday didn’t last much past the 1980s. It went through a $4 million renovation in the late 1990s and a repainting in 2005, and upgrading works in 2006 hit a snag when a burst water pipe caused flooding. Since then the tenant mix has shifted hard toward services rather than shopping: tuition and learning centres now occupy multiple floors, alongside employment and maid agencies, dental and TCM clinics, optical shops, tailors, and a hawker-style food court in the basement with mains mostly under $6. There’s no full supermarket (just a minimart) and no dedicated playground, but the compact layout makes it easy to keep an eye on younger kids while an older sibling is in a lesson upstairs.
Getting to Bukit Timah Shopping Centre: MRT & parking
By MRT: There’s no MRT station directly under the building. The nearest is Beauty World (Downtown Line) — take Exit A, head north along Upper Bukit Timah Road, and you’ll pass Beauty World Centre before Bukit Timah Shopping Centre comes up on your right. It’s about a 3–4 minute walk.
By bus: Services 67, 171, 173, 852, 961, 961M, 970 and 985 all stop right outside, at the “Bt Timah Shr Ctr” / “Opp Bt Timah Shr Ctr” stops — useful if you’re coming from further along Upper Bukit Timah Road or don’t want to walk from the MRT.
By car: The carpark entrance is off Upper Bukit Timah Road. Rates are metered rather than flat: $1.93 per hour on weekdays and Saturdays from 7am to 5pm, and $3.64 per entry outside those hours (5pm–7am on weekdays/Saturdays, and all day Sunday and public holidays), with a 10-minute grace period. For a typical 1–1.5 hour lesson booked on a weekday afternoon, budget roughly $2–$4; if you’re dropping off in the evening or on a weekend, it’s a flat $3.64 regardless of how long you’re parked. Weekdays are generally easy for parking; Saturday mornings, when most enrichment classes run, get noticeably tighter.
Prices, subjects, and trial class availability are updated periodically — always confirm directly with the centre before enrolling. Browse the full directory of Bukit Timah tuition centres for more options.
