Hougang Mall has been the anchor of Hougang town centre since 1997, sitting right above Hougang MRT station and its bus interchange. It’s a natural stop for an after-school pick-up — but when we checked which tuition centres are actually address-verified inside the mall itself on our directory, the honest answer is none yet. What you do get, right across the road at the Hougang Central and Hougang Avenue 6 blocks, is a tight cluster of eight centres, all within a two-to-three-minute walk of the mall’s entrance.

We swept every listing in our database within a few hundred metres of Hougang Mall rather than relying on how each centre had tagged itself, and stopped once addresses started belonging to a different building across Upper Serangoon Road (The Midtown, nearly 300m off). Alongside its regular weekly classes, it runs separate Focus Programs and Intensive Revision Modules for exam periods, and covers the full run from preschool through to A Levels.

Joy Connections Meiyu is a Chinese-only, early-childhood specialist — the programme it runs is described as one of the more established Mandarin curricula used in China, Hong Kong, and Taiwan, now brought to Singapore. The youngest classes (from around 6 months to 4 years) are parent-accompanied, moving to drop-off options once children reach the Language Track at 4 to 6. It’s built for exposure and a head start in Mandarin, not exam coaching.

Not among the address-verified listings on our directory — all eight centres above sit just across the road at Hougang Central and the Hougang Avenue 6 blocks (Blocks 424, 425, 806, and 809), roughly a 2 to 3 minute walk from the mall’s entrance. If you’re specifically after something inside the mall building, it’s worth checking with mall management directly, since a small number of enrichment-style outlets have been reported on Hougang Mall’s upper floor that aren’t yet listed with us.

How do I get from Hougang MRT to this cluster of centres?

Take Exit B from Hougang Station (NE14) for Hougang Mall itself, about a 3 to 4 minute walk. The Hougang Central and Hougang Ave 6 blocks where these eight centres are based sit just across the road from the mall on the same side as the bus interchange.

About Hougang Mall

Hougang Mall (90 Hougang Avenue 10, Singapore 538766) opened on 6 March 1997 as NTUC Hougang Mall — the first shopping mall developed by the National Trades Union Congress. Ownership changed hands twice since: AsiaMalls Management took over in 2004, and Frasers Centrepoint Trust bought the mall in October 2020, where it remains today.

The building runs seven storeys and around 165,765 sq ft of leasable retail space, anchored by NTUC FairPrice, Harvey Norman, and Popular Bookstore, with the Foodies’ Garden food court on Level 4. A 2006 renovation converted part of Level 2 — previously an NTUC FairPrice hypermarket — into a dedicated F&B cluster, and moved the food court up from Level 5. The Level 5 rooftop still carries a playground with a view over the surrounding HDB blocks, handy if you’ve got a younger sibling in tow while an older one is at a lesson.

One thing worth flagging if you’re visiting soon: Frasers Centrepoint Trust kicked off a S$51 million Asset Enhancement Initiative at Hougang Mall in April 2025, targeted to finish around September 2026. Since that’s still underway as of writing, expect some hoarding, altered walkways, or a changed store layout compared to what you’d find in older photos or reviews online.

Getting to Hougang Mall: MRT & parking

By MRT: Take the North East Line (NEL) to Hougang Station (NE14) and use Exit B, which leads directly to Hougang Mall — about a 3 to 4 minute walk. (Exit A goes to the bus interchange and polyclinic instead, so double-check you’re at the right exit if you’re new to the station.) From 2030, Hougang will also become a Cross Island Line interchange (CR8).

By bus: Hougang Central Bus Interchange sits beneath the MRT station, served by services 27, 51, 74, 89, 89e, 107, 112, 113, 132, 147, 151, 153, 161, 165, and 325.

By car: The mall’s car park is run by EPS Parking, open daily from 6am to midnight, with a 10-minute grace period.
