About KAP Mall and Dunearn Village

KAP Mall sits on the site of a much older neighbourhood shopping centre — the block was sold to Oxley Holdings for S$150 million in 2012 and redeveloped into KAP Residences Mall, a retail podium with a private residential tower above it. It runs a mix of education and enrichment operators, food and beverage, health and wellness, and lifestyle tenants, and it’s known locally for EagleWings Cinematics, a boutique independent cinema with lounge seating and a bistro that opened in 2018. The mall’s own directory lists close to twenty education and enrichment shops across its second floor alone, which gives a sense of how dense this precinct is even though only two of those tenants currently have full listings on our site.

Dunearn Village, across the road at 896 Dunearn Road, is owned by Tuan Sing Holdings and just went through a full refresh completed in 2025 — new interiors and a reworked tenant mix across its five levels. The building follows a simple split: Levels 1 and 2 are dining, retail and lifestyle, while Levels 3 to 5 are almost entirely enrichment schools, sports, and wellness centres. It’s directly opposite King Albert Park MRT station, about a two-minute walk, and its immediate neighbours include Hwa Chong Institution, Pei Hwa Presbyterian Primary School, Ngee Ann Polytechnic, and the Rail Corridor and Rifle Range Park for a walk afterwards.

A few things worth knowing if you’re bringing a child here for lessons:

  • Both buildings open 10am–10pm daily — so lesson timing doesn’t have to work around separate mall hours.
  • FairPrice Finest and Unity Pharmacy at Dunearn Village cover groceries and pharmacy errands during a lesson block.

Getting to KAP Mall & Dunearn Village: MRT & parking

By MRT: Take the Downtown Line to King Albert Park Station (DT6). The station has two ground-level exits (A and B) on either side of the Dunearn Road/Bukit Timah Road junction. Dunearn Village is directly opposite the station, about a 2-minute walk. KAP Mall is a little further along King Albert Park road, roughly a 6–8 minute walk from the same station.

By bus: KAP Mall is served by services 66, 67, 74, 77, 136, 147, 151, 154, 157, 170, 171, 174, 852, 961, and 970.

By car: Both buildings are accessible from the PIE, BKE, and AYE, with Dunearn Village roughly a 10-minute drive from the city centre.

  • KAP Mall parking: S$1.60 per hour (or any part thereof) for cars, S$0.80 per entry for motorcycles, with a 10-minute grace period. Open 7am to 7am the next day.
